📄 Full Terms & Conditions

1. Reservation Policy – Kingfisher Apartments

Your reservation is guaranteed until the day of arrival. After that time, it will no longer be guaranteed, and the room may be reassigned. A payment link will be sent to you within 24 hours of your reservation request. Payment must be completed within 48 hours. For standard rates, a 50% deposit is required to confirm the booking. For non-refundable rates, 100% of the total payment is required to confirm the booking. The hotel has the right to cancel your reservation if we do not receive the required payment within this timeframe. We will send you a cancellation confirmation via email immediately after cancelling your booking.

You must be 18 years or older to make a reservation, and there must be at least one adult (18+ years) staying in each apartment. Minors are not permitted to stay alone in an apartment without an accompanying adult for any part of the stay.

The first and last name of the primary booker is required to make a reservation, even when reserving multiple apartments as part of a group. A valid photo ID will be required upon check-in and to collect keys from the concierge desk. Card details are collected as a guarantee of arrival. Kingfisher Apartments room rates are subject to change and are inclusive of VAT, electricity, water, linens, crockery, and internet. Maximum occupancy rules refer to how many people (adults and children) will be occupying an apartment. In the event of exceeding the maximum occupancy, you may be obligated to rent additional rooms or may be turned away if no availability exists.

2. Mandatory Guest Information (Updated in line with Spanish Law, 2nd December 2024)

As per Spanish law (BOE-A-2021-17461), we are required to collect detailed information for all travellers, including minors.

For children 14 years or younger, ID is not required, but guardians must provide:

All information must be submitted and verified before arrival and before keys are handed over. Failure to comply may result in:

3. Data Security

All information is stored securely and handled in accordance with GDPR EU data protection laws.

4. Check-In at 16:00h

Check-in is from 16:00h local time. On your arrival day, we will notify you once the apartment is ready and share the apartment number. Apartment keys will be available at the 24hr Concierge Desk at the entrance of Benal Beach. Early check-in is available at an additional cost and subject to availability.

Check-in cannot be completed until:

• All guests have been registered online.

• Security deposit pre-authorisation of €150 has been approved

5. Keys and Access Items

Upon collection of keys, the following items may be issued:

• Apartment keys

• Access cards or fobs

• Pool bands

• Safe keys

All issued items are property of Kingfisher Apartments and must be returned at check-out.

Failure to return, loss of, or damage to any of the above will result in a replacement charge. Costs will be deducted from the deposit where possible. If the deposit is insufficient or already released, you agree to pay the remaining balance upon request. The current replacement fees are available on demand and subject to change.

By checking in, you agree to this policy as a legally binding term of your stay.

6. Check-Out at 10:00h

Check-out is by 10:00h local time. Later check-out may be requested at additional cost and is subject to availability.

At check-out:

• Place all keys, access cards or fobs, pool bands, and safe keys in the welcome envelope and leave on the coffee table inside the apartment

• Ensure the apartment is left in a clean and tidy condition, and the door is closed securely.

A post-departure inspection will take place before the apartment is reoccupied.

7. Cleaning and Excessive Dirt Policy

Standard cleaning is included in your stay. However, if an apartment is left in an excessively dirty or untidy condition, including but not limited to:

• Rubbish left in rooms

• Soiled furnishings or surfaces

• Food waste or stains

• Dirt beyond what is considered reasonable use

An additional cleaning charge will apply. These charges will be deducted from the security deposit where possible. If the deposit is insufficient, you agree to pay the difference. Fees are available on request. By confirming your reservation, you agree to this policy as legally binding.

8. Damage Policy

Guests are financially responsible for any damage to the apartment or its contents, including damages caused by negligent actions or third parties. Notification of damage should be made immediately. Post-check-out inspections determine final liability. Charges exceeding the deposit will be invoiced and must be settled promptly. Failure to pay may result in legal proceedings being initiated against the guest to recover the outstanding amount.

9. Bicycle Policy

Cyclists are welcome but must:

• Clean bikes before bringing them inside (jet wash available)

• Avoid leaning bikes against walls

• Notify us in advance for a stand (free with Fast Monkey rentals)

Failure to follow these rules may result in additional cleaning or damage charges.

10. Deposit & Refund Policy

The damage deposit is refundable after inspection. Deductions may be made for missing items, damage, or excessive cleaning. Refunds are processed by your bank and may take up to 10 business days. Kingfisher Apartments does not hold or charge the deposit directly.

11. Standard Booking Price Includes:

• Taxes

• Utilities (water, electricity)

• Internet and TV

• Towels, bed linen, and hairdryer

• Mid-week light clean (for stays longer than 5 nights)

• Apartment amenities as listed on our website

12. Long-Term Rental Terms (28 Days or More)

• Maximum occupancy: 2 persons per one-bedroom apartment

• Stay extensions may be possible with 24-hour notice and are subject to availability

13. Pet Policy

Pets are not allowed. Any violation will result in the termination of stay, forfeiture of unused nights, and a €150 deep cleaning fee.

14. Noise Policy

Quiet hours are from 23:00h to 07:00h.

15. Party Policy

Hen and stag parties are strictly prohibited.

16. Minimum Age Policy

All guests must be 18+ to book. ID is required at check-in.

17. Room Cleaning Policy

18. Use of Personal Information

In accordance with GDPR and Spanish data protection law, CJ PENEMAR SL (CIF: B29698206) will store and process your data for service and billing purposes. You may exercise your rights to access, rectify, delete, or object by contacting [email protected] with a copy of your ID.

We may also send you offers related to the services requested. Withdrawing consent to marketing communications does not affect the core agreement.

By completing your reservation and checking in, you acknowledge and accept all the terms set out in this document as legally binding terms and conditions governing your stay at Kingfisher Apartments.
